What to look out for:
The apartments were under 5 years old but close inspection of the hoses in all of them revealed that the braided flexible connections had large discolourations that we find just before the hose ruptures.Burst flexi hoses are one of the greatest causes of water damage to cupboards. The internal rubber degrades with movement against the braiding. Current thinking is that standard hoses have only a five to seven year life span and a guarantee of only 12 months.
These hoses are used on mixer taps, cistern connections and other locations in cupboards. They should not be used within one metre of hot water unit.

- Buy quality: there are 10 year guaranteed ones made by Ram. Some of the better brands like Grohe are producing mixers with long life hoses.
- Installing ministop isolation may also be worthwhile (like your little toilet tap before the cistern )so you can turn off a leaking hose independently.
- New to the market are Flood Stop ministops, which sense the burst and shut down.
- Remember to turn off the water when you are on holidays or the house left vacant.
- Plastic coated and PEX lined hoses are coming onto the market and are worth a look.
